Application Instructions
Surface Preparation
Before applying, ensure all surfaces are clean, dry, and free of dust, debris, oil, stains, or previous coatings. For older or soiled materials, pre-clean using Bio Safe-CFV. Scrub with a soft nylon brush and rinse thoroughly. Allow the surface to fully dry.
Mixing
Gently shake or stir the product for 3–5 minutes before use. Avoid vigorous mixing to prevent air bubble formation.
Application
Apply with a brush, roller, or sprayer. For porous surfaces, two coats are recommended. Allow the first coat to dry before applying the second. Avoid application below 40°F. Product is dry to the touch in approximately 2 hours. Initial cure occurs within 10–12 hours, with full curing completed in 24–48 hours.

Recommended Surfaces
Anti-Graffiti Coating – SB is suitable for use on concrete (both cast-in-place and precast), concrete block, brick of all types, natural stone, and exposed aggregate surfaces. It is intended for vertical applications only and is not to be used on horizontal surfaces or asphalt. This product should not be applied to glass and is not recommended for use when ambient or surface temperatures are at or below 40°F.
Surface Preparation
New masonry surfaces must be fully cured, dry, and free of all dust, oil, tar, and debris. For older masonry, ensure all contaminants are removed using a pressure washer or appropriate cleaning methods. Any joints, caulking, or patching work should be completed prior to coating. Important Notes

ASPHALT, TAR & GREASE REMOVER (R-JH)
This industrial-grade remover is specifically formulated to eliminate tar, asphalt, oil stains, grease buildup, and black tire marks from various surfaces including brick, stone, concrete masonry, and metal. It is ideal for use in parking garages, parking lots, driveways, mechanic shops, airport runways, highways, and other areas where such contaminants are commonly found.
The product is designed to work in a two-step cleaning process. In Step One, apply the remover generously to the affected surface using a sprayer or brush. Allow the solution to sit for two to three minutes to loosen surface-level buildup. Reapply and agitate the area vigorously with a nylon or hard-bristle brush, then rinse thoroughly with water. Repeat the process as needed until all visible residues are eliminated. Take care to test surrounding surfaces before application and protect them from potential overspray.
Once surface contaminants are removed, Step Two involves using EST’s Heavy-Duty Concrete Cleaner to address deeper, embedded stains that have penetrated the substrate. This secondary cleaner lifts oil and grease that has soaked into the pores of concrete and masonry. Depending on the severity and age of the staining, two to three applications may be required for complete removal. For best results, consult the product label or technical data sheet for EST’s Heavy-Duty Concrete Cleaner.
On highly porous surfaces, a high-pressure rinse is recommended. For interior applications where power washing isn’t feasible, use a stiff brush and water to rinse and agitate the surface manually.

For Exterior Cleaning:
Pre-wet the surface to be cleaned. Dilute the cleaner with 4 to 6 parts water, based on surface type and soil level, using dilution guidance from previous testing. Apply the solution with a soft nylon-fibered brush and allow it to dwell for 2 to 3 minutes. Do not allow the cleaner to dry on the surface. - Agitation: For heavy mold and mildew buildup, pre-soak the surface thoroughly. Then scrub with a soft nylon or natural-bristle brush. Do not use wire brushes, as they may cause abrasion or surface damage.
- Rinsing : Rinse with clean water. For large surface areas, use a low-pressure power washer, ensuring that the pressure is adjusted to suit the sensitivity of the material. Always conduct a spot test before rinsing the full area. Scrubbing during rinsing is recommended for persistent staining.
- Repeat if Necessary : For stubborn or recurring stains, reapply the product and repeat the process. For optimal results, perform cleaning operations at ambient temperatures above 45°F.
- Surface Protection: To avoid harming nearby vegetation or unintended surfaces, use shields or barriers to control overspray. Rinse all non-target areas thoroughly if contact occurs.
No-Scrub / No-Rinse Application Option
For less severe staining or quick maintenance, Bio Safe-CFV can be used as a no-scrub solution. Using a pump-up sprayer, garden hose sprayer, or low-pressure applicator, apply generously over the entire surface. Allow the product to remain and air dry—no agitation or rinsing required.
The cleaning process activates through contact with environmental elements such as air and moisture, and visible results typically appear within an hour. Reapply if discoloration remains.
Annual Maintenance Program

- Rinse: Rinse thoroughly using a pressure washer (400–600 PSI at 3 GPM) or with large amounts of clean water. Always work from top to bottom, keeping lower sections wet to avoid streaking.
Interior Cleaning
- Ensure adequate ventilation.
- Protect floors and interior fixtures (plumbing, switches, doorknobs, etc.) using poly film or masking material.
- Follow the same procedure as for exterior surfaces.
- If rinsing with a hose is not possible, use a sponge or wet brush. Rinse repeatedly.
- To neutralize residual cleaner, mix 2 oz. of household ammonia per 2 gallons of water and wipe the cleaned area.
